Property Condition Assessment on Landscape, Irrigation and Ponds

Gates + Associates, Landscape Architects, were asked by the Sisters of The Holy Family to analyze and document current landscape conditions for the 9.2 acre subject site. We visited the property several times to collect field data and analyze the landscape. Our site analysis data is incorporated into plan graphics used to generate the cost associated with maintaining the landscape in its current condition for a period of twenty (20) years.

The site dates back to the mid 1800s when Mission San Jose was extended to the Sisters of the Holy Family location. Large picturesque trees dominate the pristine landscape. Many trees are over 100 years old and 80 to 100 feet in height. Forests of Redwood, Cedar Trees, and Norfolk Island Pines are located in strategic areas. The overall ambiance of the site is charming and reminiscent of a well maintained Victorian era Estate. Emphatic, Washington and Canary Island Palm Trees are strategically located throughout the site.

Well maintained asphalt drives provide vehicular and pedestrian links for the site. The layout of the paths divides the property into distinct garden areas. Additional garden features are:

Garden areas ideally suited for outdoor wedding receptions. The Starr Garden, Best Garden and Sunken Garden are routinely leased for hosting outdoor wedding receptions. Expansive, well maintained lawn areas with decorative garden structures, fountains and impressive vistas provide the ideal ambiance for wedding parties.
Reflective (semi-private) meditative garden areas are located throughout the property.
Numerous dramatic views, framed with towering palms and majestic coniferous trees.
Large European style ponds with gravity fed control spray jets.

The property is very impressive and provides a garden oasis, centered in a suburban setting.
